Concrete Coating Services in Vancouver
Epoxy Experts installs concrete coatings for homes, commercial buildings and industrial facilities across Metro Vancouver. We install epoxy, polyaspartic, urethane cement, traffic coatings and ESD systems, and we grind and polish bare concrete when a coating isn’t the right call. Our crews have completed more than 1,000 floors since 2019, including work for BC Ferries, Costco, TRIUMF and Herbaland, and every residential garage coating carries a 15 year written warranty against peeling and delamination.

Surface Prep Decides Whether a Coating Lasts
Most coating failures in the Lower Mainland come down to two things: a slab that wasn’t ground properly and moisture coming up through the concrete. Every coating we install starts with diamond grinding to open the surface, then crack and joint repair, then a moisture test before any product goes down. Concrete that gives off too much vapour will blow a coating off the floor as it cures, so we test before we open a single bucket of resin and use a moisture tolerant primer where the slab calls for it.
We use coatings from manufacturers including Sika and Passeport Elite Epoxy, matched to the job instead of one product for every floor.
Concrete Coatings for Homes, Businesses and Industry
Residential. Garage floors, basements, patios and countertops. Most garages and basements are a 1 to 2 day install.
Commercial. Retail, offices, restaurants and health facilities, with night and weekend scheduling so you stay open.
Industrial. Warehouses, manufacturing and food plants, and parkades. We carry $5 million in commercial general liability insurance and full WorkSafeBC coverage.
How Much Do Concrete Coatings Cost in Vancouver?
Residential garage coatings start at $6 per square foot for flake and $7 for solid colour, so most two car garages land between $2,400 and $4,800. Metallic floors run $10 to $15 per square foot. Polished concrete runs $5 to $20 per square foot depending on the grit level, and most polishing jobs take 1 to 5 days depending on size. Commercial, industrial and parkade coatings are quoted per project after a site visit, because slab condition, moisture, chemical exposure and scheduling around your operation all affect the system and the price.
Which Concrete Coating Is Right for Your Floor?
The right coating depends on what the floor has to survive. Use this table as a starting point. We’ll confirm the system once we’ve tested the slab for moisture and checked its condition.
| System | Best for | What it handles | Return to service | Learn more |
|---|---|---|---|---|
| Epoxy | Garages, basements, warehouses, shops | Abrasion, oil, impact, general chemicals | Foot traffic the morning after the topcoat, light vehicles at about 3 days, full cure at 5 to 7 days | Epoxy coatings |
| Polyaspartic | Garages, patios, fast turnaround commercial | UV exposure, hot tires, one day installs | Foot traffic within a few hours, vehicles the next day | Polyaspartic coatings |
| Urethane cement | Food plants, breweries, cold storage, pharma labs | Thermal shock, hot washdown, acids, sugars | Foot traffic within 24 hours, full chemical and thermal resistance at 7 days | Urethane cement flooring |
| Traffic coatings | Parkades, ramps, balconies, decks | Vehicle traffic, water ingress, freeze thaw | Phased by section, with return to service dates set before work starts | Traffic coatings |
| ESD epoxy | Electronics, labs, data rooms | Static discharge control | Phased by zone around your shifts | ESD epoxy flooring |
| Polished concrete | Warehouses, retail, offices, homes | Heavy foot and forklift traffic with no coating film | 24 hours after the guard or sealer | Concrete polishing |

Our Concrete Coating Systems
Epoxy floor coatings
Epoxy is the workhorse coating for garages, basements, shops and warehouses. It bonds hard to a properly ground slab and builds a thick, impact resistant surface. We install it as solid colour, decorative flake, metallic, quartz and high build industrial systems. Flake garage floors start at $6 per square foot, solid colour is $7, and metallic runs $10 to $15. Read more about epoxy coatings.
Polyaspartic coatings
Polyaspartic cures much faster than epoxy and holds its colour in sunlight, which makes it the better topcoat for garages that see daylight, outdoor patios and commercial spaces that can only close for a day. Read more about polyaspartic coatings.
Urethane cement flooring
Urethane cement is the system for floors that take hot water washdowns, strong cleaners and temperature swings. We install it in food processing plants, breweries, cold storage and pharmaceutical facilities, with a typical service life of 15 to 25 years. Read more about urethane cement flooring.
Traffic coatings and parkade waterproofing
Traffic coatings protect parkade decks, ramps and balconies from vehicle wear and water getting into the slab and rebar. We handle crack repair, surface prep and line striping as part of the job. Read more about traffic coatings and parkade coatings.
ESD epoxy flooring
Static dissipative and conductive epoxy systems for electronics assembly, labs and server rooms. Read more about ESD epoxy flooring.
Polished concrete
When the slab is in good shape and the space sees heavy traffic, polishing the concrete itself can outlast any coating. We grind, densify and polish to the finish and gloss level you choose, and we also offer grind and seal floors for tighter budgets. Read more about concrete polishing in Vancouver.
Concrete sealing and microconcrete
Penetrating and topical sealers protect driveways, patios and interior slabs from water and staining. Microconcrete gives a seamless cement finish over existing floors and walls. Read more about concrete sealing.

Frequently Asked Questions
What is the most durable concrete coating?
It depends on what the floor faces. For hot washdowns and chemicals, urethane cement is the most durable. For vehicle and forklift traffic on a sound slab, polished concrete or a high build epoxy will last the longest. For garages, an epoxy base with a polyaspartic topcoat gives the best mix of toughness and UV stability.
How long do concrete coatings last?
A properly installed residential garage coating lasts 15 years or more, which is why ours carry a 15 year warranty against peeling and delamination. Urethane cement floors typically last 15 to 25 years. Commercial coatings carry a 3 year warranty, and their life depends on traffic and maintenance.
Can you coat concrete with moisture problems?
Often, yes. We test the slab first. If the slab is giving off too much vapour, we use a moisture tolerant primer under the coating, or recommend polished concrete, which lets the slab breathe.
Is a concrete coating better than polished concrete?
Neither is better everywhere. A coating is the right choice when you need colour, a fully sealed surface, chemical resistance or a damaged slab covered. Polished concrete is the right choice when the slab is sound and you want the lowest long term maintenance. See our polished concrete vs epoxy comparison.
How long before I can use the floor?
Polyaspartic floors take foot traffic within a few hours and vehicles the next day. Epoxy takes light foot traffic the morning after the topcoat goes down, light vehicles at about 3 days and full cure at 5 to 7 days. Urethane cement takes foot traffic within 24 hours. Polished concrete is ready for foot traffic 24 hours after the guard or sealer goes on. We give you exact return to service times in your quote.
Do you install concrete coatings outside Vancouver?
Yes. We work across Metro Vancouver and the Lower Mainland, including Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, Delta and Langley.
