Strong Pilates Concrete Grind and Seal, Surrey, British Columbia

For this studio project at Strong Pilates in Surrey, British Columbia, the goal was a clean, hard-wearing floor that let the character of the concrete come through rather than covering it in a solid colour. We chose a concrete grind and seal system, which polishes the existing slab and protects it with a clear epoxy topcoat.

A grind and seal floor suits a fitness space well. It gives a smooth, easy-to-clean surface underfoot, keeps maintenance simple, and produces a bright, open look that works with the natural tones already in the concrete.

The Challenge

The existing slab carried old coatings and the usual surface imperfections that build up over the life of a floor. Before any sealer could go down, the concrete needed to be opened up, cleaned, and profiled so the finish would bond properly and wear evenly across the studio.

The studio also wanted the finished look to feel warm and natural rather than uniform, which is exactly what a ground and sealed slab delivers once the surface is exposed and protected.

Concrete Grind and Seal

We ground the floor with 30-grit, 70-grit, and 100-grit diamond metal segments, working through the grits to remove the existing coatings and address surface imperfections while creating a clean, well-profiled substrate. This process improves the overall quality of the floor, though it does not guarantee concrete levelling.

Grinding this way enhances the natural characteristics of the concrete. Once sealed, the surface can reveal subtle hues of brown and other colours inherent to the original concrete composition, so every finished floor carries its own character.

Patching and Sealing

After grinding, we patched all voids, cracks, and other imperfections using appropriate materials such as epoxy crack filler, concrete-based filler, or polyurethane, so the surface reads as one continuous plane.

We then applied two coats of water-based epoxy to seal the slab. This final step enhances the appearance and adds a protective layer to the surface, helping ensure longevity and durability. The standard sheen for this system is gloss, which gives the studio a bright, reflective finish.

Protective Top Coat

To extend the life and resilience of the coated surface, a protective top coat can be added in a satin finish with anti-slip additives. This premium layer minimizes surface scratching and scuffing and keeps the floor durable through daily use.

This top coat is a solvent-based product and may emit a strong odour that can persist for roughly two to seven days after installation, so adequate ventilation is recommended during that period. Once cured, it leaves a hard-wearing surface with added traction, which is a sensible choice for a room where people are moving and exercising.

The Result

The finished floor gives Strong Pilates a sealed concrete surface that is smooth, bright, and easy to keep clean, with the natural tones of the slab showing through the gloss. It stands up to the daily traffic of a working studio and needs very little upkeep beyond routine cleaning.

Grind and seal is a strong option for studios, cafes, retail spaces, and offices that want a durable floor with an honest, natural look. If you are planning a space in Surrey or anywhere in Metro Vancouver, we can walk you through whether grind and seal or a solid colour epoxy is the better fit for how you use the room.

Because a fitness studio depends on its floor day in and day out, we scheduled the work to minimize disruption and made sure each stage, from grinding through to the sealed finish, was given the time it needed to cure properly before the space went back into use. A floor that is rushed rarely lasts, so we treat the timeline as part of the quality of the job.
