Concrete Sealing in Vancouver

Concrete Sealing for Driveways, Patios and Floors

Epoxy Experts seals concrete driveways, patios, walkways, garage floors and commercial slabs across Metro Vancouver. Vancouver concrete takes a beating from rain, freeze and thaw cycles, road salt and moss, and an unsealed slab soaks all of it up. The right sealer keeps water and stains out, slows surface wear and can deepen the colour of the concrete. We choose the sealer for the surface instead of using one product for every job, and if you want more than a sealer, our concrete coatings page covers every full system we install.

Choosing a sealer

The Four Sealers We Use and Where Each Fits

Every sealer trades off look, durability and upkeep differently. This is how we match them to the job.

Natural look

Penetrating sealer

Silane, siloxane and silicate sealers soak into the concrete and leave no film on top, so the surface looks natural and stays as grippy as bare concrete. They are our usual choice for driveways, walkways and exterior steps that see rain and road salt.

Wet look

Acrylic topical sealer

A film forming sealer that adds a wet look or satin sheen and brings out colour, which is why it is popular on exposed aggregate and stamped patios. It wears faster than the other options and needs recoating more often.

Interior floors

Water based epoxy seal

A clear epoxy seal for interior slabs after grinding, used for studios, storage rooms and light commercial spaces. This is the system on our Strong Pilates grind and seal project in Surrey.

Toughest

Polyaspartic or urethane clear

A high performance clear coat that resists hot tires, oil, salt and UV. It suits garages and commercial floors where a sealer has to stand up to real wear. See polyaspartic coatings.

What We Seal

Driveways and walkways

Penetrating sealers keep water, oil and salt out without making the surface slippery in the rain.

Patios and exposed aggregate

Acrylic sealers bring back colour and add a wet look, or a penetrating sealer keeps a natural finish.

Garage floors

A polyaspartic clear coat resists hot tire pickup and road salt. For colour or flake, see garage epoxy flooring.

Interior and commercial slabs

Grind and seal floors with a water based epoxy or clear topcoat for studios, storage and retail back rooms.

Our process

How We Seal Concrete

1

Site visit

We look at the surface, how it is used, what is on it now and any cracks or damage, then recommend a sealer and give you a fixed price.

2

Surface prep

Exterior concrete is cleaned and degreased. Interior slabs are diamond ground so the sealer can bond or penetrate evenly.

3

Repairs

Cracks and spalls are filled before sealing so water cannot get in through them.

4

Apply the sealer

The sealer goes on at the coverage the manufacturer specifies, in one or more coats depending on the product.

5

Cure and handover

We tell you when the surface can take foot and vehicle traffic, which depends on the sealer and the weather.

Vancouver weather

Timing and Upkeep

Sealers need a dry surface and the right temperature to cure, so exterior sealing is planned around Vancouver weather. Interior floors can be sealed year round.

Penetrating sealers last the longest between applications because there is no film to wear off. Acrylic sealers need recoating more often, especially on driveways. Keep the surface clean, rinse off road salt in winter and reseal when water stops beading on the surface.

Sealer or coating?

When a Sealer Is Not Enough

A sealer fits when

  • You want to keep the natural concrete look
  • The surface is outdoors or lightly used
  • Budget is the main concern
  • You need protection from water and stains

Choose a coating or polish when

  • You want colour, flake or a metallic finish
  • The floor takes hot tires or heavy traffic
  • The slab is damaged and needs covering
  • You want the shine to last for years

For interior floors, a densified polish is the step up from a sealer. See grind and seal vs densified polish on our concrete polishing page. Balconies, decks and parkades need a traffic coating rather than a sealer.

FAQ

Frequently Asked Questions

How much does concrete sealing cost in Vancouver?

We quote sealing after a site visit, because the price depends on the sealer, the surface prep, repairs and the size of the area. You get a fixed price before any work starts.

What is the best sealer for a driveway in Vancouver?

For most driveways we recommend a penetrating silane or siloxane sealer. It keeps water and salt out without a slippery film, which matters in the rain.

Will a sealer make my concrete slippery?

Penetrating sealers do not change traction. Film forming sealers like acrylics can be slick when wet, so we add an anti slip additive where needed.

How often should concrete be resealed?

Penetrating sealers last longer than acrylic sealers. A simple test is to splash water on the surface. If it soaks in instead of beading, it is time to reseal.

Can you seal a garage floor?

Yes. A polyaspartic clear coat is the toughest sealer for a garage. If you want colour or flake, a full garage coating is the better choice.
