Basement Epoxy Flooring in Vancouver

Basement Floors That Handle Moisture

Basements are the second most common floor we coat after garages. A lot of older Vancouver homes have basements with cold, dusty concrete that gives off a damp smell, and an epoxy system seals that slab, stops the dusting and gives you a finished floor for a rec room, home gym, workshop, laundry room or basement suite without pouring new concrete or laying engineered flooring. Every basement we quote is moisture tested first, because moisture is what decides whether a basement floor lasts. Call (778) 653-8356 to book a free assessment.

Moisture first

Moisture Comes First in a Basement

A basement slab sits below grade, so it can pull moisture up from the ground even when it looks dry. That moisture is what lifts a coating off the floor, and our written warranty does not cover moisture or hydrostatic pressure coming up through the slab, so we test every basement before we quote.

Where the readings are high we put down a moisture tolerant primer or a vapour barrier under the system, and that work shows up as its own line on your quote. If the slab has an active leak or standing water, we will tell you it needs to be fixed before any coating goes down. Our waterproof coating systems page explains the barrier options in more detail.

Uses

What Vancouver Homeowners Use Their Basements For

Basement suites

A sealed, seamless floor is easy to clean between tenants and has no carpet to replace when someone moves out.

Rec rooms and home theatres

A finished look without engineered flooring. Add area rugs for warmth.

Home gyms

Handles dropped weights better than laminate. Use rubber mats in heavy lifting zones.

Workshops and storage

Resists oil, paint and scuffs, and sweeps clean.

Laundry and utility rooms

Seals the slab against spills and leaks from appliances.

Mudrooms and walkouts

A flake floor hides dirt tracked in from the yard.

Finishes

Basement Floor Options

$6 to $8 per sq ft

Flake epoxy

A body coat with decorative flake broadcast into it. Textured, hides dust and wear, and the most popular basement finish.

About $7 per sq ft

Solid colour

A clean, single colour solid epoxy floor that brightens a dark basement.

$10 to $15 per sq ft

Metallic epoxy

A swirled, reflective metallic floor for rec rooms and suites.

If you would rather keep the natural concrete look, see our polished concrete page. A grind and seal floor is a lower cost option for storage and utility areas.

Our process

How We Coat a Basement Floor

1

Assessment and moisture test

We look at the slab, test for moisture and give you a fixed written price with the warranty terms for your floor.

2

Diamond grinding

Grinding opens the surface so the system bonds into the concrete, with dust extraction connected to every grinder.

3

Crack and spall repair

Cracks and damaged areas are filled so the finished floor is flat and sealed.

4

Primer or vapour barrier

A primer goes down, or a moisture tolerant primer or vapour barrier where the test calls for it.

5

Body coat and broadcast

A pigmented body coat, with flake or quartz broadcast into it if you want texture.

6

Topcoat

A polyaspartic or urethane topcoat takes the daily wear. You can walk on the floor after about a day.

FAQ

Frequently Asked Questions

Can you put epoxy on a basement floor with moisture?

Often, yes. We test every slab and use a moisture tolerant primer or vapour barrier where readings are high. Active leaks and standing water have to be fixed first.

How long does a basement epoxy floor take?

Most basements take two to three days depending on size, prep and any moisture work. You can walk on the floor after about a day.

How much does basement epoxy cost in Vancouver?

Flake floors are $6 to $8 per square foot, solid colour about $7 and metallic $10 to $15, with grinding included. Moisture treatment and crack repair are priced separately.

Is epoxy cold underfoot in a basement?

It feels like any hard floor. Area rugs help, and the sealed slab no longer gives off the damp, dusty feel of bare concrete.

Does the warranty cover moisture?

No. Our written warranty does not cover moisture or hydrostatic pressure from below, which is why we test every basement and price any moisture treatment upfront.
