Keeping Your Facility Operational During a Floor Install

Wide BC Ferries maintenance bay in Richmond finished with a reflective grey epoxy floor under an overhead crane.

For most commercial and industrial operators, the real cost of a new floor is not the coating. It is the downtime. A warehouse that stops shipping, a plant that halts a production line, or a shop that turns away cars for a week can lose far more in that window than the install itself costs. The good news is that a floor project can usually be staged so your operation keeps running. Here is how we plan installs around a working facility.

Start with a walk through, not a quote

Before we price anything, we want to understand how your space actually runs. Which bays are busiest, when your quiet shifts are, where forklifts travel, and what cannot be shut down at any point. That picture drives everything else. A floor plan that ignores your workflow leads to a crew and a client fighting over the same square footage, so we map the sequence first. You can request that site visit through our contact form, and it costs you nothing to have us assess the space.

Phasing the work in sections

The most common way to stay open is to install in phases. We section off part of the floor, prep and coat it, let it cure, then move to the next zone while the finished area goes back into service. A warehouse can often keep half its racking active while the other half is coated, and a food or beverage plant can reroute around a line that is temporarily down. Phasing takes more coordination and clear barriers, but it keeps product moving.

Sequencing matters just as much as the split. We plan the phases so your traffic paths stay connected and you are never boxed out of a dock, a cooler, or an exit. Temporary walkways and clear signage keep staff and the crew out of each other’s way while the coating cures.

Phasing also protects your inventory and equipment. Rather than clearing an entire building at once, you only relocate what sits in the active zone, which means less handling, less risk of damage, and no scramble to find offsite storage. For plants with fixed machinery, we coat around anchored equipment and detail the edges so the finished floor still cleans properly at every base.

Working nights, weekends, and shutdowns

When a facility genuinely cannot give up floor space during business hours, we schedule around your calendar instead. Overnight and weekend work lets us prep and coat while you are closed, so the floor is ready when the next shift arrives. For operations with a planned annual shutdown or a seasonal slow period, that window is often the ideal time to do the whole floor at once with no disruption at all.

Cure times and getting back to work

How fast you can reopen depends on the system. Some coatings need a longer cure before they take foot and vehicle traffic, while faster curing products can return an area to light use much sooner. During the walk through we match the system to your reopening deadline, and where speed is the priority we lean toward faster setting options so the down window stays short. We also stage prep, coating, and topcoat so each area moves through the steps with as little idle time as possible.

Containment and a clean handover

In occupied buildings, dust and fumes are the other half of staying operational. We set up containment with plastic sheeting and air scrubbers to keep grinding dust out of your product and workspace, and we ventilate solvent based topcoats so odours clear before your team returns. It is worth noting that no containment is perfect, and some faint odour can linger for a few days with certain topcoats, which we flag ahead of time so there are no surprises.

Every project runs under WorkSafeBC coverage and five million dollars in liability insurance, and our commercial floors carry a three year written warranty.
